We are available to appraise your investment property and or offer advice as necessary at any time.
As a measure of the service we will provide, the following is guaranteed:
• Return telephone calls and/or answer queries promptly
• Advertise your property in the newspaper and internet (as instructed)
• Secure new tenants for vacant properties as soon as possible
• Thoroughly screen all tenancy applications (check data base)
• Obtain the optimum market rent for your property
• Prepare comprehensive Property Condition Reports to reduce disputes at the end of tenancies
• Follow up rental arrears
• To be thorough at outgoing tenant inspections
• Attend to maintenance matters in a timely manner
• Conduct periodical inspections once a quarter and provide a written report
• Pay accounts as authorised on your behalf
• Electronically transfer funds into your nominated account twice a month
• Provide and end of month rental statement with copies of invoices
• Provide an annual income and expenditure statement
• Follow your instructions
Schedule of Fees
Letting Fee: One week’s rental per annum (leased rental price) plus GST
Management Fee: 9% of gross rental income plus GST
Administration Fee: $10.00 plus GST per month
Advertising Fee: At cost to Landlord
Body Corporate: No charge to attend meetings during working hours, however for
attendance at meetings after hours or weekends will incur a charge
of $82.50 per hour plus GST
Legal Fees: As incurred eg. from Courts for Small Claims, Order for Possession
and Bailiff costs
The fees stated above cover all costs in relation to Condition Report preparation, Inspections, Maintenance and Bank charges.
Insurance
Colliers International can arrange Landlord Protection Insurance for your property which covers loss of rent for varying amounts of time dependant on the situation. It also provides contents and malicious damage cover. Most importantly the policy covers you the Landlord for $20,000,000 Public Liability. We insist an insurance policy including Public Liability is taken out to protect you the Landlord.

Tenant Information
Tenants are as important to us as Landlords as without one there is not the other. Our commitment to service is as strong to our Tenants as to our Landlords.
Applying for a property
Please provide as much information as possible on the application form. This will enable your application to be processed more expediently.
Periodic Inspections
During your tenancy, the premises will be inspected on a quarterly basis. At least 1 weeks notice will be provided for you to prepare or organise time off for your inspection. At the time of inspection if there are any repairs or problems please bring these to the attention of your Property Manager.
Repairs/Maintenance
If maintenance is required at other times contact the office. If there is a leak or anything that may cause damage this must be done as a matter of urgency. All repairs are attended to as promptly as possible, however it is often necessary to obtain quotes and Landlord approval before work can commence. Unfortunately this can cause a delay in work being completed which is unavoidable. If appointments are regarding access are made by tradespeople and are not kept by you this can delay the process longer or even may mean a service charge passed on to you if you did not attend.
Insurance
It is your responsibility to insure your own belongings against loss, damage or theft. We recommend that all tenants take out their own insurance.
Electricity, Gas & Phone
It is each tenant’s responsibility to have the appropriate accounts placed in their name. Please contact the relevant authorities.
Rent
Payment of rent is required as per your Tenancy Agreement. Colliers International will provide you with a National Australia Bank – Rent Card, this enables you to pay your rent at the Post Office, Bank, BPay or transfer of funds over the internet. Ensure your identification number is always used. You can organise your bank to deposit directly into our account, but once again ensure your identification number is used.
