Darwin's young population and a vacancy rate under two percent have created the ideal environment for property investors.

In some cases, rents on low cost properties are increasing by 50 percent when re-leased. Some renters are even resorting to bidding wars to win a property.

New figures from Property Pulse show the rental yield - or rate of profitability - for Darwin houses is higher than anywhere in the country, with a return of 5.45%
